§ 157.003 APPLICABILITY; EXEMPTIONS; GENERAL PROVISIONS.
   (A)   This chapter shall apply to any development site within the City of Bedford or proposed to be within the City of Bedford which requires approval of a plat, a site development plan, building permit, or any other permit for work which will alter storm water drainage characteristics of the development site from their natural condition; provided, however, that this chapter shall not apply to the following:
      (1)   The installation or removal of individual mobile homes within a mobile home park. This exemption shall not be construed to apply to the construction, expansion, or modification of a mobile home park.
      (2)   Farm operations and farm buildings, except dwellings, directly related to farm operations. This exemption shall not apply to livestock production facilities as defined in this chapter, greenhouses and other similar structures.
      (3)   Plats with final plat approval and other developments with final land use approval before the effective date of this chapter, where such approvals remain in effect.
      (4)   The construction of, or an addition, extension or modification to, an individual single-family or a two-family detached dwelling unless those facilities are part of a larger common development plan which would require approval if it were considered as a unit instead of individually.
      (5)   The construction of, or an addition, enlargement or modification to residential, commercial or industrial properties which is less than one acre in total disturbed area including all areas effected by construction and not just the actual constructed improvements.
      (6)   Repairs to any storm water treatment practice deemed necessary by City of Bedford.
      (7)   Other exemptions not listed above but listed in 327 IAC, including 327 IAC, 15-5-2, Applicability of general permit rules, part (b) and (c).
