(A) Location and size. The unincorporated portion of the planning area lies within a band approximately one mile wide adjacent to the corporate limits. There are approximately 16,600 acres in the unincorporated area.
(B) Uses.
(1) Residential uses.
(a) One- and two-family structure. The one- and two-family structure is the most common residential use. The majority of the units are found on farms. For the purpose of this chapter, farmsteads were counted as single-family dwellings on two-acre parcels. Remaining acreage of each farm is counted as agricultural land. There are approximately 740 acres in this residential category.
(b) Mobile homes. Approximately 20 acres are devoted to mobile homes. Most units are in mobile home parks. There are no multi-family developments.
(2) Commercial. This development is found on a total of ten acres spread throughout the unincorporated area. This development includes small grocery stores and taverns.
(3) Industrial. Involving 36 acres, this category of land use includes limestone processing activities and other manufacturers scattered throughout the unincorporated area.
(4) Recreational. There is relatively little land devoted to structural recreational uses in this portion of the planning area. There are only 5.2 acres devoted to this use.
(5) Vacant, agricultural, and water areas. Just over 13,600 acres of this portion of the planning area are devoted to this category. The water area involved in this is primarily the East Fork of the White River and some man- made ponds. The majority of the land is vacant or agricultural.
(6) Public and semi-public uses. This category includes nearly 90 acres of land. Most of the land is under county and utility ownership.
