1142.04 HEIGHT REGULATIONS.
   (a)    Main Buildings. No building or structure shall exceed a height of two and one-half stories or thirty-five feet, except that a main building other than a dwelling may be erected to a height not exceeding three stories or forty feet, provided it is set back from all lot lines a distance exceeding the minimum yards required herein of not less than one foot per foot of increased height, nor by less than five feet if the height is increased to three stories.
   (b)    Accessory Buildings. The height of any accessory building shall be kept as low as possible and shall not exceed fifteen feet at its highest point or the distance between such accessory building and any adjacent main building, whichever dimension is the lesser.
