1123.80 NONCONFORMING USE.
   “Nonconforming use” means a building, structure or premises legally existing and/or used at the time of adoption of this Zoning Code (Ordinance 72-13, passed July 11, 1972), or any amendment thereto, and which does not conform with the use regulations of the district in which it is located.
   Any such building, structure or premises conforming in respect to use, but not in respect to height, area, yard, court or distance requirements from more restricted districts or uses, shall not be considered a nonconforming use.
