§ 154.029 C-2 COMMERCIAL DISTRICT - HIGHWAY.
   In the C-2 Commercial District, the following regulations shall apply.
   (A)   Uses permitted.
      (1)   All uses permitted in a Residential District and in C-1 Commercial Districts; provided a residential use shall be permitted only when accessory and incidental to one or more of the following permitted uses;
      (2)   Automobile service stations, hotels, residential hotels, motels, lodging and boarding houses, tourist homes, restaurants, miniature golf courses, bus passenger stations, automobile sales, clubs, lodges, recreation centers, and other places of assembly;
      (3)   Other uses similar in character to those enumerated above which will not be injurious to the districts; and
      (4)   Accessory uses and buildings customarily incidental to the above permitted uses. The above specified stores, shops, and businesses shall be permitted only under the following conditions:
         (a)   Such uses, operations, or products shall not be objectionable due to odor, dust, smoke, noise, vibration, or other similar causes; and
         (b)   There shall be no manufacture, compounding, processing, or treatment of products other than that which is clearly incidental and essential to a retail store or business and when all such products are sold at retail on the premises.
   (B)   Height regulations.
      (1)   The height of a building shall be no greater than 35 feet.
      (2)   The height of a dwelling shall be no less than one story.
   (C)   Yard regulations. Each lot shall have front, side, and rear yards of not less than the depth or width indicated below.
      (1)   Front yard depth:
         (a)   Twenty feet when the adjacent street, avenue, drive, lane, road, or way is greater than 20 feet in width; and
         (b)   Twenty feet when the adjacent street, avenue, drive, lane, road, or way is 20 feet or less in width.
      (2)   Side yards width:
         (a)   Ten feet each for the two side yards on an interior lot;
         (b)   Ten feet for the one interior side yard on a corner lot;
         (c)   Twenty feet for the one side yard fronting along a street, avenue, drive, lane, road, or way that is not defined as a front yard; and
         (d)   Provided that when a written agreement is supplied to the borough by the adjoining property owners, no side yard shall be required where two or more commercial uses abut side by side. However, in no case shall party walls be permitted between properties of separate ownership. In case of a series of abutting structures, abutting and paralleling a public right-of-way, an open and unobstructed passage of at least 20 feet in width shall be provided at grade level at intervals of not more than 400 feet.
      (3)   Rear yard depth: 20 feet.
      (4)   See § 154.005(D) for additional provisions.
   (D)   Coverage regulations. The coverage shall be no more than 60%. At least 10% of the lot area shall be covered with vegetative material.
   (E)   Off-street parking. Parking, loading, and unloading shall be provided in accordance with the provisions of § 154.045.
