§ 154.021 S SLOPE DISTRICT.
   In the S Slope District, the following regulations shall apply.
   (A)   Uses permitted.
      (1)   Preservation of natural amenities;
      (2)   Select-cut logging and quarrying (no blasting);
      (3)   Public and private parks and recreation grounds;
      (4)   Wastewater transmission and treatment facilities;
      (5)   Electric and telephone public utility transmission and distribution facilities including substations and water pumping stations;
      (6)   Municipal buildings or uses;
      (7)   Single-family detached dwellings;
      (8)   Home occupations and household pets;
      (9)   The tilling of soil, the raising of crops, fruits, and vegetables, and noncommercial greenhouses;
      (10)   Signs pertaining to a use conducted within the building or on the lot, or appertaining to the lease or sale of the property, or identifying the use or building on the property; and
      (11)   Accessory buildings and uses customarily incidental to the above uses.
   (B)   Height regulations.
      (1)   The height of a building shall be not greater than 35 feet.
      (2)   The height of a dwelling shall be not less than one story.
   (C)   Area regulations. The lot area and lot area per dwelling unit shall be not less than 12,500 square feet.
   (D)   Width regulations. The lot width at the building line shall be not less than 100 feet.
   (E)   Yard regulations. Each lot shall have front, side, and rear yards of not less than the depth or width indicated below:
      (1)   Front yard depth: 35 feet;
      (2)   Side yards, two - width: 15 feet each; and
      (3)   Rear yard depth: 35 feet.
   (F)   Coverage regulations. The coverage shall be no more than 20%. At least 50% of the lot shall be covered with vegetative material.
   (G)   Off-street parking. Parking shall be provided in accordance with the provisions of § 154.045.
