11-4-6: LOTS:
   A.   Location: All lots shall abut on a publicly dedicated street.
   B.   Size: The lot dimensions and areas shall comply with the requirements specified in this title and in the Zoning Ordinance.
   C.   Side Lot Lines: Side lot lines shall be substantially at right angles to straight street lines or radial to curved street lines.
   D.   Watercourses: Lots abutting upon a waterway, drainage channel, wetland, or stream shall be of sufficient size to provide an area of land above the OHWM equal to or greater than the minimum lot dimensions specified in the Zoning Ordinance for the zoning district in which such lots are located. The dedicated area for such watercourses shall not be counted toward the minimum lot size of such lots.
   E.   Natural Features: In the subdividing of any land, every effort shall be made to preserve and protect all natural features, such as natural watercourses, wetlands, historic spots, or similar conditions.
   F.   Lot Remnants: All remnants of lots below minimum size remaining after subdividing of a larger tract shall be platted as an outlot.
   G.   Double And Reverse Frontage Lots: Double frontage and reverse frontage lots (often referred to as fronting onto a backage road) shall not be permitted except where lots back on an arterial street; or where covenants are recorded to preclude access to both streets. Such lots shall have an additional depth of at least ten feet (10') in order to allow for screening along that part of the lot adjoining the nonaccessible street.
   H.   Outlot: An outlot shall be deemed as a nondevelopable parcel until replatted through the provisions of this title.
   I.   Rear Lot Widths: Minimum rear lot widths shall have a minimum width of thirty feet (30'), measured thirty feet (30') from the rear of the house.
   J.   Corner Lots: All corner lots shall have an additional twenty feet (20') of width.
   K.   Front Lot Line: The minimum front lot line along any cul-de- sac or along the outside curve of any street shall be fifty feet (50') and the width of said lot at the front setback line shall be seventy five feet (75').
   L.   Front Yards: All lots shall have the proposed front yard shown on the proposed preliminary plat map.
   M.   Utility Triangle: All corner lots at intersecting streets shall plat utility triangles. Utility triangles are triangle shaped areas located at the intersection of any combination of rights-of-way. Utility triangles are measured from where both street rights-of-way intersect and are generally described as beginning at the intersection of the right-of-way of two (2) intersecting streets, thence thirty feet (30') along the right- of-way line, thence diagonally to a point thirty feet (30') from the point of beginning along the other right-of-way line. In the sole discretion of the City, this requirement may be waived if it is determined that the utility triangle is not necessary for the placement of water and sewer utilities.
