11-2-1: SUBDIVISION APPROVAL REQUIRED:
   A.   Subdivision Approval Required: Subdivision approval in compliance with the provisions of this chapter shall be required for the separation of an area, parcel, or tract of land under single ownership into two (2) or more parcels, lots, tracts, or long term leasehold interests. The city will withhold building permits from properties created under state, federal or judicial preemption if such properties do not meet the minimum development standards of the city.
   B.   Conveyance By Metes And Bounds: All property conveyances must be made by plat, except the following, which are exempted by Minnesota statutes section 462.352, subdivision 12 or this title:
      1.   Separations where all the resulting parcels, tracts, lots, or interests will be twenty (20) acres or larger in size and five hundred feet (500') in width for residential uses and five (5) acres or larger in size for commercial and industrial uses.
      2.   Cemetery lots.
      3.   Court ordered divisions or lot line adjustments.
      4.   Lot consolidation, since subdivision refers only to separation of land.
      5.   Administrative subdivisions as defined by involving not more than two (2) parcels, subject to section 11-2-5 of this chapter.
      6.   Lot line modifications that correct encroachment issues, as determined by the zoning administrator, subject ot the completion of a certificate of survey. (Ord. 2014-02, 2-18-2014; amd. Ord. 2019-012, 7-16-2019)
