(A) The provisions of this subchapter shall apply to an application for a major subdivision plat approval.
(B) The Administrator may require connection to a community open space network and/or trails system if the proposed development is adjacent to the boundary of an established community public open space as included in the County Land Use Plan or relevant document as amended, which is hereby incorporated by this reference as if set forth in its entirety herein. The open space/trail system shall be maintained by the applicant or subsequent owners; provided, however, that, the applicant may request to publicly dedicate any park or trail specifically delineated in the Parks and Trails Plan.
