§ 152.126 STANDARDS.
   (A)   Permitted placement. It shall be a nonconforming use for any person to place a manufactured home in the B-2 Community Business District as shown on the Zoning Map, and any such use in the B-2 District is hereby prohibited. The establishment, location and use of manufactured homes as residences shall be permitted in any other zone or district permitting installation of a dwelling unit subject to requirements and limitations applying generally to such residen-tial use in the district, including standards and requirements concerning setback distance, side and rear yard area, vehicle parking spaces, minimum square footage of the dwelling unit, and underfloor space enclosure requirements, and provided such homes shall meet the following requirements and limitations:
      (1)   The home shall meet all requirements applicable to single-family dwellings and possess all necessary improvement locations, building and occupancy permits and other cer-tifications required by the code.
      (2)   The home shall be larger than 950 square feet of occupied space or meet the minimum square footage requirements for the appropriate zones.
      (3)   The home shall be attached and anchored to a permanent foundation and in conformance with the regulations in the Indiana One and Two Family Dwelling Code and with the manufacturers installation specifications;
      (4)   The home shall be covered with an exte-rior material customarily used on site built residential dwellings, and such material shall extend over the top of the foundation.
      (5)   The home shall have a roof composed of a material customarily used on site built residential dwellings, such as fiberglass, shake, asphalt or tile, which shall be installed onto a surface appropriately pitched for the materials used.
      (6)   The home shall have been constructed after January 1, 2001.
   (B)   Structural alterations. Due to its integral design, any structural alteration or modification of a manufac-tured home or mobile home after it is placed on the site must be approved by the authorized Building Inspector of the city.
