§ 152.041 ARCHITECTURAL DESIGN STANDARDS.
   (A)   Buildings with blank wall surfaces abutting rights-of-way shall incorporate architectural elements, changes in wall texture or windows to break up the mass and create visual interest.
      (1)   The use of landscaping or other techniques may be approved by the Planning Commission.
   (B)   All mechanical equipment (including rooftop) must be screened from view.
   (C)   All entrances must be clearly defined and shall include one of the following:
      (1)   A minimum one-foot canopy, portico, or roof overhang.
      (2)   Architectural details such as moldings, tile work, display windows or other features.
      (3)   A combination of site amenities such as planters, benches, or trash cans; or
      (4)   Any equivalent technique to define entryways as approved by the Planning Commission.
   (D)   Permitted building materials shall be compatible with adjacent properties and a minimum of 33% of the building shall include one or more of these materials:
      (1)   Brick or stone.
      (2)   Wood (excluding wood sheeting).
      (3)   Split faced or textured masonry.
      (4)   Exterior insulation and finish systems (EIFS) or equivalent product.
      (5)   Other building finishes and materials may be approved by the Planning Commission if they are compatible with adjacent properties.
