§ 151.039 BUILDING LINES AND EASEMENTS.
   (A)   Building lines shall be established according to the front yard requirement set forth in the Zoning Code.
   (B)   Easement of at least six feet in width shall be provided on each side of all rear lot lines and along side lot lines, where necessary, for poles, wires, conduits and gas mains. Easements may also be required along or across lots where engineering design or special conditions may necessitate the installation of water and sewer lines outside public rights-of-way. For lots facing on curvilinear streets, the rear easement should consist of straight lines with a minimum number of points of deflection.
   (C)   Easement along streams. Whenever any stream or important surface drainage course is located in the area being subdivided, the subdividers shall provide an easement of at least 20 feet in width, or as determined by the Commission/Engineer along each side of the stream for the purpose of widening, deepening, relocating or protecting the stream for drainage or public use.
