(A) Authority. These subdivision regulations and minimum standards of land development are pursuant to the authority granted in 11 O.S. §§ 45-101 through 45-105, as amended.

(B) Jurisdiction. These regulations shall apply to the incorporated area of the town insofar as they have been adopted by the Planning Commission and approved by the Town Board of Trustees.
