(A) The lot size, width, depth, shape and orientation and the minimum building setback lines shall be appropriate for the location of the subdivision and for the type of development and use contemplated and in accordance with zoning regulations.
(B) Lot dimensions shall be as required by the city’s zoning chapter, except where deviations are approved by the City Council.
(C) The subdividing of land shall provide each building lot with a minimum of 50 feet of frontage directly abutting on a publicly dedicated street, subject to the following conditions:
(1) In no instance shall a private easement satisfy the above requirement;
(2) In the instance of townhouses, apartment complexes or quadraminiums the area to be owned in common shall satisfy the above requirement;
(3) Double frontage and reverse frontage lots shall be avoided except where essential to provide separation of residential development from traffic arteries, or to overcome specific disadvantages of topography and orientation; and
(4) Side lot lines shall be substantially at right angles to the right-of-way line of the abutting street.
