§ 153.22 SKETCH PLAN.
   (A)   Plan optional; review procedure.
      (1)   Subdividers may, at their option, prepare a subdivision sketch plan for review with the city’s Planning Commission. For large acreages in particular, subdividers are urged to avail themselves of this informal review.
      (2)   The sketch plan will be considered as submitted for informal discussion between the subdivider and the city’s Planning Commission and no fee shall be required of the subdivider for the submission of the sketch plan. Submission of the subdivision sketch plan shall not constitute formal filing of a plan with the city. As far as may be practical on the basis of the sketch plan, the City Planning Commission will informally advise the subdivider as promptly as possible of the extent to which the proposed subdivision conforms to the design standards of this section and the comprehensive guide plan of the city, and will discuss possible modifications necessary to secure approval of the plan.
      (3)   To initiate a sketch plan review, the subdivider shall only be required to submit a letter requesting same, addressed to the City Planning Commission including ten copies of the proposed sketch plan. The sketch plan review shall be placed on the next regular meeting agenda of the Planning Commission.

   (B)   Information required. A sketch plan shall contain as a minimum, the following information:
      (1)   Tract boundaries;
      (2)   North point;
      (3)   Streets adjacent to and on the tract;
      (4)   Significant topographical and physical features;
      (5)   Proposed general street layout;
      (6)   Proposed general land use;
      (7)   Name of owner and/or developer;
      (8)   Zoning on and adjacent to the tract; and
      (9)   Potential park or ponding sites.
