§ A32-5 MINIMUM AREA STANDARDS AND REQUIREMENTS.
   (A)   The following minimum area standards and requirements shall be met and no improvements shall be placed on such lands unless the lands to be used or improved shall meet the following area and dimensional requirements:

* Maximum number of 25 dwelling units per lot shall be allowed, subject to the condition that the overall dwelling unit density for the planned development district does not exceed the allowed maximum 16 units per acre.
   (B)   Site design. The following design elements shall be incorporated into Zone 1 of the planned development:
      (1)   Private streets shall have a minimum paved driving surface of 28 feet.
      (2)   Sidewalks, a minimum of six feet wide, shall be installed along all public streets.
      (3)   Sidewalks, a minimum of five feet wide, shall be installed along all private streets.
      (4)   Dwelling units and buildings without direct street frontage shall have sidewalks, a minimum of five feet wide, installed in front of the units that connect to sidewalks located directly adjacent to public and private streets.
   (C)   Building design and materials. The following design elements shall be incorporated into the design of buildings within the planned development:
      (1)   All building elevations shall be considered a front for the purpose of exterior building material use and appearance.
      (2)   The use of vinyl, steel, aluminum or similar materials for the primary exposed finish shall not be allowed. Non-combustible, non-degradable and maintenance-free materials (such as face brick or natural stone); non-manufactured materials such as cedar or redwood; or manufactured, non-combustible, high quality cementitous fiberboard, sometimes referred to as "Hardi Plank" or 'Hardi Panel" shall be deemed an acceptable exterior finish material.
   (D)   Maximum Impervious Surface. See § 155.35.
   (E)   Landscaping. See § 155.348 .
   (F)   Parking. See §§ 155.370 through 155.379 .
   (G)   The ongoing use and occupancy of the premises is predicated on the ongoing maintenance of the structures and all required site improvements as approved. No alteration, removal, or change to the preceding building plans or required site improvements shall occur without the express authorization of the City. Site improvements, which have deteriorated due to age or wear, shall be repaired or replaced in a timely fashion.
