§ 154.02  SALE OF SMALL TRACTS OF LAND FOR SINGLE-FAMILY DWELLINGS.
   (A)   The sale of small tracts of land for single-family dwelling, subject to the conditions below of this section, shall be permitted in districts zoned AG-1 or AG-2, when:
      (1)   The proposed small tract is being sold as a portion of a tract of 80 acres or more for use as a site for construction of a single-family dwelling, providing no such sale has been previously exercised upon the large tract; or
      (2)   The proposed small tracts sale contains a farm or ranch single-family dwelling that has existed in that location for ten or more years.
   (B)   All small tract sales shall meet the following space limitations:
      (1)   Minimum lot area shall be 20,000 square feet;
      (2)   Minimum lot width shall be 80 feet;
      (3)   Minimum front yard shall be 30 feet;
      (4)   Minimum rear yard shall be 25 feet;
      (5)   Minimum side yard shall be 15 feet;
      (6)   Maximum ground coverage shall be 40%;
      (7)   Maximum height of structures intended for human occupancy shall be 35 feet; and
      (8)   No maximum height restrictions apply to structures not intended for human occupancy.
