(A) Site drainage requirements. The ground surface in all parts of every mobile/manufactured home shall be graded and equipped to drain all surface water in a safe, efficient manner.
(B) Mobile home park areas for non-resident uses.
(1) No part of any mobile home park shall be used for non-residential purposes, except such uses that are required for the direct servicing and well-being of mobile home park residents and for the management and maintenance of the mobile home park.
(2) Nothing contained in this section shall be deemed as prohibiting the sale of a mobile/manufactured home located on a mobile home stand and connected to the pertinent utilities.
(C) Required separation between mobile/manufactured homes.
(1) Mobile/manufactured homes shall be separated from each other and from other buildings and structures by at least 15 feet; provided, that mobile/manufactured homes placed end-to-end have a clearance of ten feet where opposing rear walls are staggered.
(2) An accessory structure which has a horizontal area exceeding 25 square feet, is attached to a mobile/manufactured home or located within ten feet of its window, and has an opaque top or roof that is higher than the nearest window shall, for the purposes of all separation requirements, be considered to be part of the mobile/manufactured home.
(D) Required setbacks, buffer strips and screening.
(1) All mobile/manufactured homes shall be located at least 25 feet from any mobile home park property boundary line abutting upon a public street or highway and at least 15 feet from other mobile home park property boundary lines.
(2) There shall be a minimum distance of ten feet between an individual mobile/manufactured home and adjoining pavement of a mobile home park street, or common parking areas or other common areas.
(3) All mobile home parks located adjacent to industrial or commercial land uses shall be provided with screening such as fences or natural growth along the property boundary lines separating the mobile home park and such adjacent non-residential uses.
