Every dwelling hereafter erected or structurally altered shall provide a lot area of not less than six thousand (6,000) square feet; provided, however, that where a lot has less area than herein required, as shown by the last recorded sale at the time of the passage of the ordinance codified in this title, the lot may be occupied by not more than one family.
