For the purpose of this chapter, the following definitions shall apply unless the context clearly indicates or requires a different meaning.
APPROVED MOBILE HOME OR SUBDIVISION. An approved mobile home park or mobile home subdivision is a mobile home park or subdivision, the location of which has been approved by the Town Council upon written petition and:
(1) Is a mobile home park consisting of five or more mobile home lots or spaces, the plans, specifications and operation of which have been submitted, approved, licensed and regulated by the state’s Board of Health;
(2) A mobile home park consisting of fewer than five lots or spaces, the plans, specifications and operations of which have been submitted, approved, licensed and regulated by the county’s Board of Health; or
(3) A mobile home subdivision, the plans and specifications of which have been submitted to and approved by the Town Council or building authority of the town, subject to such rules, covenants and other requirements as the Council or building authority may impose as a condition of such approval.
MOBILE HOME. A structure or vehicle which is used as living quarters, and contains sleeping accommodations, a flush toilet, a tub or shower bath, kitchen facilities and plumbing and electrical connections for attachment to outside systems; and is designed for transportation after fabrication on streets or highways on its own wheels and arrives at the site where it is to be occupied complete and ready for occupancy, except for minor and incidental unpacking and assembly operations, location on jacks or other temporary or permanent foundations, connections to utilities, and the like.
MOBILE HOME PARK. A parcel or tract of land under single ownership which has been planned and improved for the placement of the mobile home and additions or attachments thereto.
MOBILE HOME SUBDIVISION. A tract of land consisting of not less than three acres which has been planned and improved for placement of mobile homes, including such public improvements as streets, sidewalks, lighting, drainage systems, and utility service distribution systems all of which are substantially equivalent to those provided with respect to fixed-construction dwelling units in the area of the town where the MOBILE HOME SUBDIVISION is located; and which tract of land is subdivided into individual lots which are reserved and may be purchased by individuals exclusively for the purpose of locating thereon a mobile home for residential occupancy. Such individual lots may be required to meet any minimum area, front lot line, depth, building set back or building coverage ratio standards as may be required by ordinance or which are determined by the Town Council to be prevailing practical standards for fixed-construction dwelling units in the respective area.
