A building erected prior to the effective date of this chapter which would be in violation of the chapter if erected after the effective date hereof may be replaced at the same location on the lot or tract by a building of not greater dimension than that building being replaced, and may be added to, provided no addition to any such building shall extend closer to a lot line than the existing line of the building at its closest point to such lot line or than the setback lines as established by this chapter, whichever distance shall be the lesser. A mobile home placed upon a lot or tract of land prior to the effective date of this chapter which would be in violation of this chapter if placed after the effective date hereof may be replaced providing the replacement mobile home shall be in the same location as that being replaced and providing that the same shall be replaced within one year of the removal of the original mobile home.
